Job Title: Assistant Maintenance Manager
Schedule: Monday - Friday 7:30am - 4:00pm
Description/Requirements:
Under the direction of the Maintenance Manager, the Assistant Maintenance Manager leads, trains and directs maintenance personnel performing preventive, predictive, repair and general maintenance activities and customer work order/service calls. The Assistant Maintenance Manager accurately records and reports daily work duties in a clear, concise, and timely manner and be available for the department on-call rotation. This is an administrative and ‘hands-on’ position.
In the absence of the Maintenance Manager, the Assistant Maintenance Manager is responsible for the smooth functioning of the Maintenance Department. The Assistant Maintenance Manager is also responsible for daily direction and follow up of staff in accomplishing department goals, technical training of staff, inspection of site mechanical/electrical systems, all repairs and preventative maintenance systems on site.
Essential Duties & Responsibilities:
Assign all preventative maintenance work orders, and daily resident and employee work orders to qualified team members.
Maintains and monitors mechanical and indoor environmental structures via a Building Management System (Landport/Facilities Explorer).
- Maintains mechanical systems according to manufacturer’s specifications.

Maintains fire/life/safety systems property wide.

Trains staff periodically in maintenance and repair of equipment.

Ensure a safe and healthy work environment through periodic inspections and follow-up.
- Procures and properly maintains an ample stock of equipment, parts and materials.
- Responds to emergency requests from residents and security.
- Ensures timely and correct completion of work performed by staff and vendors.
- Repairs plumbing, mechanical, electrical and related equipment.
- Ensures neatness and cleanliness of interior and exterior of all buildings through weekly inspections.
- Supervises assigned personnel maintaining a safe and efficient workplace.
- Provides leadership to establish a strong team relationship among employees, residents, contractors, and vendors.
- Maintains a positive rapport with employees and communicates regularly and effectively with all employee levels within the facilities. Serves as a role model, mentor and valued technical resource.
- Responds to emergency situations providing guidance to personnel ensuring rapid effective situation recovery minimizing asset damage.
- Determine, recommend, and manage site critical parts requirements.
- Manage the day-to-day performance of vendors and contractors.
- Plan and schedule internal and contract work within budgetary constraints, quality standards and established O&M guidelines.
- Oversee and coordinate after-hour scheduled maintenance on-call Technicians.
- Perform other job-related duties as requested.
- Driving required; must possess a valid driver’s license and have a clean, safe driving history.
Job Conditions / Complexity:
Works indoors and outdoors in all types of weather. Regular exposure to noise, heat, dust, dirt, gases, grease, cleaning agents, low and high voltage. Danger from cuts, scrapes, bruises, falls, burns. Occasionally working in confined spaces. Primarily elderly residents may have loss of hearing, sight, memory, or mobility, thus extra patience may be required.
Qualifications:
- “On call” availability on nights, evenings, weekends and holidays on a rotating basis, and availability to respond to emergency needs is crucial.
- Proficiency in computer programs (i.e. CMMS, Excel, Word, PowerPoint, and others as applicable).
- Hands-on experience in a similar environment.
- Supervisory experience in facilities operations and maintenance of commercial/residential environments preferred.
- Electrical/HVAC/plumbing background and the ability to read and interpret facility blueprints and electrical schematic required.
- Strong organizational skills are a necessity.
- Excellent verbal and written communication skills are required.
- Relevant experience in maintenance of mechanical and low voltage electrical equipment.
- The ability to lift 50 pounds and walk, stand, bend and stop frequently.
- Ability to safely drive electric carts.
- Knowledge of local, state, federal codes and regulations is a plus.
- Safety Programs and related experience is preferred.
- Experience and use of BMS systems is preferred.
