This position is responsible for coordinating marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This includes leasing to new residents, ensuring resident satisfaction throughout the lease term, and managing lease renewals.

Perform all sales and leasing activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting tours, showing apartments, processing applications, conducting credit and background checks, preparing leases and move-in packages, and facilitating smooth move-ins and lease signings.

Inspect apartments before resident move-ins to ensure they are ready for occupancy; coordinate any outstanding work with the maintenance team.

Stay informed on current market conditions and competitor activity; develop and implement marketing strategies to maintain occupancy. Follow established policies related to concessions, specials, and occupancy programs.

Plan and execute marketing initiatives to generate traffic, including referral programs, outreach efforts, internet marketing (Craigslist, Facebook, email, and other platforms), and other community-specific promotions.

Use property management software (e.g., OneSite, Yardi) to track unit availability, record leasing activity, manage resident and prospect data, and collect relevant demographic information.

Ensure that the community and model units are presented according to company standards by inspecting common areas and leasing spaces, addressing maintenance needs, staging apartments, and preparing the office for daily operations.

Follow up with prospects and new residents to ensure satisfaction and support lease signings or renewals through email, phone calls, or written communication.

Manage lease renewal processes, including preparing renewal letters, meeting with residents, and ensuring timely completion and signing of lease documents.

Respond promptly and professionally to resident and client concerns, resolving issues or forwarding them to the appropriate parties.

Ability to stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, carry items, and crawl in confined spaces.

Ability to work both indoors and outdoors in all weather conditions (rain, snow, heat, etc.).

Must be able to push, pull, lift, carry, or move up to 25 pounds independently and up to 50 pounds with assistance.

Occasional travel may be required to support other sites, attend training sessions, or participate in meetings.

Must be able to work a flexible schedule, including evenings, weekends, holidays, and on-call shifts.
