Job Full Description
We are seeking a dependable and skilled Maintenance & Make-Ready Technician to join our apartment community team. This role is responsible for preparing vacant units for new residents, performing routine and emergency maintenance, and ensuring the property remains safe, functional, and visually appealing. The ideal candidate is detail-oriented, proactive, and committed to delivering high-quality service.
Key Responsibilities
Make-Ready & Unit Turnover
- Inspect and assess vacant units for repairs and cleaning needs
- Complete painting, drywall patching, caulking, and cosmetic upgrades
- Replace fixtures, hardware, blinds, and appliances as needed
- Ensure units are move-in ready according to company standards and timelines
General Maintenance
- Perform routine maintenance on HVAC systems, plumbing, electrical, and appliances
- Respond to service requests and complete work orders promptly
- Troubleshoot and repair minor issues to prevent escalation
- Assist with preventative maintenance programs and seasonal tasks
Property Upkeep
- Maintain the cleanliness and safety of common areas, grounds, and amenities
- Conduct regular inspections of buildings and equipment
- Support snow removal, landscaping, and pool maintenance as applicable
- Report safety hazards, code violations, or major repair needs to the supervisor
Documentation & Communication
- Accurately log completed work orders and inventory usage
- Communicate effectively with residents, leasing staff, and vendors
- Follow all safety protocols and company procedures
- Participate in on-call rotation for after-hours emergencies
Required Skills & Qualifications
- High school diploma or equivalent
- 1–3 years of experience in apartment maintenance, construction, or a related field
- Basic knowledge of HVAC, plumbing, electrical, and appliance repair
- Ability to lift up to 50 lbs., climb ladders, and work in various weather conditions
- Strong attention to detail and time management skills
- Valid driver’s license and reliable transportation
- Ability to work flexible hours, including weekends or on-call shifts
Preferred Qualifications
- EPA or HVAC certification
- Experience with make-ready processes in multifamily housing
- Familiarity with property management software or maintenance tracking systems
- Bilingual (English/Spanish) is a plus
