Job Title: Maintenance Laborer
Definition:
Performs semi-skilled maintenance and repair tasks across a variety of trades at an apprentice level. May perform general labor duties as needed and assist Maintenance Mechanics or the Maintenance Superintendent with related work.
Examples of Duties

Semi-Skilled Maintenance Work Across Trades:
- Carpentry:
- Install/repair studs, cabinets, drywall, flooring, doors/windows, railings, wood forms, ramps.
- Plastering:
- Repair/replace/patch plastered walls and ceilings; match plaster finishes.
- Electrical:
- Repair/replace light fixtures, smoke alarms, receptacles, switches, wiring, conduit, TV/phone jacks.
- Heating & Ventilation:
- Install/repair ductwork, furnace/boiler components, thermostats, valves, radiators, pumps.
- Plumbing:
- Install/repair faucets, toilets, sinks, tubs, water tanks, unclog drains, replace water/gas lines.
- Concrete Work:
- Repair/replace sidewalks, porches, ramps, steps, and install railings in concrete.
- Locksmith Work:
- Install/repair locks, make keys, fix door hardware and closers.
- Miscellaneous:
- Perform roof/gutter repairs, repair lawn/playground equipment, trim trees, maintain landscaping.

Regular and Preventive Maintenance:
- Routine Maintenance:
- Respond to general work orders, paint, clean appliances, remove snow, assist janitorial services.
- Preventive Maintenance:
- Replace furnace filters, oil equipment, flush drains, clean gutters, perform pest control (with supervision).
- Emergency Maintenance:
- Handled when qualified by Housing Authority management.

Transportation:
- Drive Housing Authority vehicles to move materials, equipment, or dispose of items.

Support Duties:
- Perform additional tasks as directed by supervisors.

Communication & Coordination:
- Deliver notices and letters for site manager.
- Accompany manager on inspections during mechanic/aide absences.
- Assist in Capital Fund Project coordination (notice delivery, attend job meetings).
- Attend monthly safety committee meetings during absences.
Employment Standards
Education:
High school diploma or equivalent.
Experience:
Minimum one year in general construction or building maintenance.
Licenses/Certifications:
Valid Pennsylvania Driver’s License required.
Required Knowledge, Skills, and Abilities:
- Familiarity with building trades, tools, and procedures.
- Ability to safely use and maintain power/hand tools.
- Good written and verbal communication.
- Team-oriented; able to work independently or cooperatively.
- Willing to report to any site at any time.
- Must be able to lift up to 50 pounds safely.
