The property manager position is for a client of ours in Richmond, TX. The client runs a charitable organization that helps disadvantaged people get back on their feet. 

Overview

The Property Manager oversees the comprehensive management of a vibrant and expanding 27-unit residential community. This role is pivotal in ensuring operational excellence, fostering a supportive and well-maintained environment, and enhancing resident and staff satisfaction. The Property Manager collaborates closely with the Facilities Director and agency leadership to implement policies, procedures, and programs that uphold the community’s standards and promote a sense of belonging, while also managing key financial and accounting responsibilities.

Key Responsibilities

·         Asset and Maintenance Management: Oversee the physical condition of the property by coordinating with vendors, contractors, and service providers. Conduct regular inspections of common areas and facilities to ensure high standards of maintenance and safety.

·         Resident Engagement: Act as the primary point of contact for residents and staff, addressing inquiries and concerns promptly. Attend community events, meetings, and activities to foster a strong sense of community. Draft and distribute clear, professional email communications to residents.

·         Facility Rentals: Manage the scheduling and facilitation of welcome center and facility rentals in compliance with established rental policies.

·         Accounting and Financial Management: Oversee financial operations, including budgeting, expense tracking, and financial reporting. Manage rent collection, track payments, and ensure timely deposits. Reconcile accounts, monitor invoices, and coordinate with vendors to ensure accurate billing and payment processes. Prepare financial summaries for the Facilities Director and CEO.

·         Reporting: Prepare and deliver detailed reports on property operations, maintenance, resident engagement, and financial performance to the Facilities Director and CEO.

·         Office Operations: Manage daily property office functions, including responding to inquiries, resolving issues, and overseeing rent collection and tracking.

·         Policy Enforcement: Ensure consistent enforcement of community rules and policies, reporting violations to the Facilities Director and providing recommendations for resolution.

·         Problem Resolution: Address operational and financial challenges proactively, resolving issues directly or escalating to the Facilities Director with actionable recommendations.

·         Professional Development: Stay informed on industry trends, including property management and financial best practices, by attending trade association meetings, seminars, and training sessions as required or requested.

·         After-Hours Support: Serve as the primary point of contact for after-hours emergencies, ensuring timely and effective responses.

·         Additional Duties: Perform other tasks as assigned by the Facilities Director to support the property’s operational and financial success.

Qualifications

Education & Experience

·         High school diploma or equivalent required; associate or bachelor’s degree in business, finance, or a related field preferred.

·         Professional property management licensing preferred.

·         Minimum of three years of experience in property management or a related field, with at least one year of experience in financial or accounting responsibilities.

Skills & Competencies

·         Strong organizational and multitasking abilities to manage diverse operational and financial responsibilities effectively.

·         Excellent communication and interpersonal skills to build positive relationships with residents, staff, and vendors.

·         Proficiency in Microsoft Office Suite (Excel, Word, Outlook); experience with QuickBooks or similar accounting software is highly preferred.

·         Knowledge of budgeting, financial reporting, and basic accounting principles.

·         Problem-solving mindset with the ability to address operational and financial challenges proactively and make sound recommendations.

·         Familiarity with property management best practices and industry trends.
