Position Title: Maintenance Coordinator (Under Asset Manager Supervisor)
Pay: $23.50/hour to start
Schedule: Day shift

Position Overview
Responsible for the overall maintenance of assigned AMP(s) under the supervision of the Asset Manager Supervisor. This role ensures facilities are well-maintained, compliant with regulations, and that maintenance operations run smoothly and efficiently.
General Duties
- Maintain a professional image and attitude aligned with organizational objectives and resident welfare.
- Maintain accurate records and prepare reports in accordance with regulations.
- Conduct regular inventory of equipment, tools, parts, and supplies; ensure items are readily available for maintenance staff.
- Order large items (e.g., ranges, refrigerators, water heaters) and coordinate needs with the Maintenance Supervisor.
- Maintain safety logs for tools and equipment; order supplies as needed while following procurement procedures.
- Serve as OSHA Compliance Officer, ensuring compliance with OSHA requirements for tools, equipment, chemicals, and PPE.
- Assist in preparing site budgets.
- Recommend updates to policies and procedures based on changes in conditions, requirements, regulations, or technology.
- Enter and complete work orders; monitor inventory and coordinate with the Working Foreman to ensure timely, efficient completion of work.
- Provide backup support as needed for curb appeal duties, including monitoring yards and porches for trash and unapproved items, and tagging/removing non-compliant vehicles.
- Report all criminal activity and lease violations on the property.
- Assist with additional duties as assigned by the Executive Director.
- Represent WFHA positively and adhere to customer service guidelines and procedures at all times.
Performance Measures
- Ability to plan, direct, and supervise maintenance staff.
- Skill in estimating, planning, and organizing maintenance work.
- Ability to develop and implement preventive maintenance programs.
- Strong communication skills (oral and written).
- Ability to learn, interpret, and apply housing authority policies and procedures.
- Effectiveness in working with diverse populations.
- Proper maintenance of department files.
- Timely and accurate communication with management regarding activities.
- Provision of support and assistance to the Authority as needed.
Qualifications
- High school diploma or equivalent preferred.
- Two or more years of experience in building or mechanical maintenance preferred.
- Experience in inventory control strongly preferred.
- Strong attention to detail.
- Knowledge of relevant computer applications.
- Highly organized and able to manage multiple responsibilities.
- Valid Texas driver’s license required.
