Job Title: Property Maintenance Technician Supervisor
Hourly Rate: $20.00/hr. - $30.00/hr.
Job Summary
The Property Maintenance Technician Supervisor is responsible for overseeing daily maintenance operations across assigned properties. This role supervises maintenance technicians, ensures timely completion of work orders, maintains property standards, and ensures compliance with safety regulations. The supervisor serves as a key link between property management and maintenance staff to ensure efficient, high-quality service.
Key Responsibilities
- Supervise, train, and schedule maintenance technicians and vendors
- Assign and prioritize work orders to ensure timely completion
- Perform regular inspections of properties to identify maintenance needs and safety issues
- Ensure preventive maintenance programs are followed and documented
- Troubleshoot complex maintenance issues and assist technicians as needed
- Maintain inventory of tools, equipment, and supplies; approve purchase requests
- Ensure compliance with local codes, OSHA standards, and company safety policies
- Coordinate with property managers regarding maintenance needs, emergencies, and capital projects
- Respond to emergency maintenance situations after hours as required
- Review completed work for quality, accuracy, and cost efficiency
- Prepare maintenance reports and documentation for management
Required Qualifications
- High school diploma or GED required; technical or trade certification preferred
- 5+ years of property or facilities maintenance experience
- 2+ years of supervisory or lead technician experience
- Strong working knowledge of HVAC, plumbing, electrical, carpentry, and general repairs
- Ability to read blueprints, manuals, and technical documentation
- Valid driver’s license and reliable transportation
