Location: Durango, CO

About the Position

We are looking for a reliable, organized, and experienced Office Manager to oversee daily operations for an apartment complex. This role includes supervising staff, managing leasing and compliance, and ensuring a positive living environment for all residents. Key Responsibilities

Property & Staff Management

  • Oversee day‑to‑day operations of property.
  • Supervise office and maintenance staff (3–5 team members).
  • Ensure the property is well‑maintained, safe, and operating efficiently.
  • Monitor vacant unit counts and coordinate turnover processes.

Leasing & Resident Relations

  • Verify applicant information and complete tenant selection and certification.
  • Manage leasing activities including move‑ins, renewals, retention efforts, and terminations of residency.
  • Maintain positive relationships with residents and address concerns professionally.

Compliance & Reporting

  • Ensure full compliance with HUD Section 8, tax credit requirements, and fair housing regulations.
  • Maintain accurate records and documentation for audits and reporting.
  • Verify payroll and assist with administrative tasks as needed.

Financial Responsibilities

  • Collect rent, deposits, and other payments.
  • Prepare monthly invoicing and assist with budget tracking.
  • Support financial reporting and ensure timely submission of required documents.

Required Experience

  • Previous leasing or property management experience.
  • Experience with HUD Section 8 and/or tax credit programs is a strong plus.
  • Strong organizational skills and attention to detail.
  • Ability to communicate clearly with residents, staff, and management.
