Maintenance Director
Location: Tampa Bay Area, FL
Pay: $20.00-$28.00/hour (Based on Experience)
Schedule: Monday-Friday | 8:00 AM-5:00 PM

Position Overview
A well-established real estate management company is seeking a Maintenance Director to oversee the maintenance operations of multiple residential and commercial properties throughout the Tampa Bay area. This is a working leadership role, ideal for someone who enjoys being hands-on while also managing maintenance staff, prioritizing work orders, and ensuring properties remain safe, functional, and well-maintained.
The Maintenance Director will be responsible for performing repairs, coordinating preventive maintenance, assigning daily work orders to maintenance technicians, and ensuring projects are completed efficiently and to company standards.
Key Responsibilities
- Supervise and coordinate maintenance operations across multiple properties.
- Assign, prioritize, and monitor work orders for maintenance technicians.
- Perform hands-on maintenance and repairs as needed.
- Troubleshoot and repair plumbing, electrical, HVAC, carpentry, drywall, painting, and general building systems.
- Conduct routine property inspections to identify maintenance needs and safety concerns.
- Coordinate with vendors and contractors for specialized repairs and projects.
- Maintain preventive maintenance schedules for equipment and building systems.
- Ensure compliance with OSHA safety standards and company policies.
- Maintain inventory of maintenance supplies, tools, and equipment.
- Respond to maintenance emergencies when necessary.
- Communicate effectively with property managers, tenants, and ownership regarding maintenance activities.
Qualifications
- 3+ years of maintenance leadership or supervisory experience, preferably in property management, apartments, commercial buildings, or facilities maintenance.
- Strong working knowledge of electrical, plumbing, HVAC, carpentry, drywall, and general building maintenance.
- Proven ability to lead a team while remaining actively involved in daily maintenance tasks.
- Excellent organizational and time management skills.
- Ability to prioritize multiple work orders across various locations.
- Strong troubleshooting and problem-solving abilities.
- Valid Florida driver's license with reliable transportation.
- Ability to lift up to 50 pounds and perform physical maintenance duties throughout the workday.
Preferred Qualifications
- EPA Certification or HVAC experience is a plus.
- Knowledge of property management software or work order systems.
- Experience overseeing multiple properties or maintenance teams.
