Position Summary
The Maintenance Technician is responsible for maintaining the apartment community, including apartment homes, common areas, building systems, and grounds. This individual will troubleshoot and repair HVAC, electrical, plumbing, and appliance issues while ensuring the property remains safe, clean, and attractive for residents. The technician will also respond to work orders, complete apartment turns, and participate in an on-call rotation for emergency maintenance.
Essential Duties & Responsibilities
- Perform repairs and maintenance on apartment homes, buildings, and common areas.
- Troubleshoot and repair HVAC systems.
- Diagnose and repair plumbing issues.
- Perform electrical repairs and maintenance.
- Repair and maintain appliances.
- Complete make-ready units for new residents.
- Respond to resident maintenance requests in a timely manner.
- Conduct property inspections and identify maintenance concerns.
- Monitor and maintain the overall appearance and curb appeal of the property.
- Coordinate with and inspect the work of outside vendors and contractors.
- Ensure compliance with all safety regulations and company procedures.
- Participate in emergency on-call maintenance rotation.
Qualifications
- High school diploma or GED.
- HVAC Certification required.
- 1-2+ years of maintenance experience in apartments, property management, facilities, or a related field.
- Working knowledge of:
- HVAC systems
- Electrical systems
- Plumbing
- Appliance repair
- General carpentry and building maintenance
- Strong troubleshooting and problem-solving abilities.
- Ability to work independently and prioritize tasks.
- Valid driver's license.
Ideal Candidate
- EPA/HVAC Certified.
- Experience in multifamily apartment maintenance.
- Strong customer service skills when interacting with residents.
- Reliable, hands-on, and able to diagnose and fix issues with minimal supervision.
- Comfortable responding to emergency calls after hours when scheduled.
