Job Full Description
Essential Duties and ResponsibilitiesSupervise and lead maintenance technicians and vendors to ensure timely completion of work orders and property maintenance projects.Oversee daily operations involving plumbing, electrical, HVAC, appliance repair, carpentry, painting, and general building maintenance.Perform and coordinate preventive maintenance programs for all building systems and equipment.Diagnose, troubleshoot, and repair heating, ventilation, air conditioning (HVAC), refrigeration, and mechanical systems.Ensure vacant units are prepared and turned according to company standards and occupancy schedules.Manage emergency maintenance situations and participate in the on-call rotation as required.Conduct regular inspections of buildings, grounds, amenities, and common areas to identify maintenance needs and safety concerns.Maintain inventory of maintenance supplies, equipment, and parts while controlling departmental expenses.Coordinate and oversee work performed by contractors and service providers.Ensure compliance with OSHA, EPA, Fair Housing, and company safety policies.Maintain accurate records of work orders, preventive maintenance activities, inspections, and capital improvement projects.Assist with budget planning and monitor maintenance-related expenditures.Required QualificationsMinimum 3-5 years of apartment maintenance experience, including supervisory responsibilities.EPA Universal Certification required.HVAC Certification required.Strong knowledge of HVAC systems, electrical, plumbing, appliances, carpentry, and general maintenance.Ability to read schematics, blueprints, and technical manuals.Valid driver's license and reliable transportation.Ability to respond to after-hours emergencies.
