Leasing Specialist – Baltimore, MD
Position Type: Full-Time

Property Type: Mixed Portfolio – Tax Credit (LIHTC) & Market Rate Units
Reports To: Property Manager
Position Summary
The Leasing Specialist is responsible for providing exceptional customer service, guiding prospective residents through the leasing process, ensuring compliance with LIHTC regulations, and supporting overall occupancy and retention goals. This role is ideal for someone who thrives in a fast-paced environment, excels in organization, and understands the unique requirements of both tax credit and non–tax credit housing programs.
Key Responsibilities
Leasing & Customer Service
- Welcome and engage prospective residents; conduct tours and highlight community features.
- Respond promptly to inquiries via phone, email, and walk-ins.
- Build rapport with applicants and current residents to promote a positive community experience.
- Maintain an updated understanding of floor plans, availability, rental rates, and community policies.
Application & Move In Process
- Process rental applications accurately and efficiently.
- Conduct background checks, income verification, and rental history reviews.
- Prepare lease agreements, move-in packets, and related documentation.
- Coordinate move-ins and ensure new residents have a smooth onboarding experience.
Tax Credit (LIHTC) Compliance
- Complete income certifications (initial, interim, and annual recertifications).
- Ensure all documentation meets LIHTC regulatory requirements.
- Work closely with compliance staff to correct file deficiencies.
- Maintain accurate resident files for audits and reporting.
Marketing & Outreach
- Assist in developing and executing marketing initiatives to increase occupancy.
- Maintain an attractive leasing office, model units, and common areas.
- Track traffic sources and update marketing materials as needed.
- Participate in community events, outreach programs, and resident activities.
Administrative Duties
- Maintain accurate records in property management software.
- Provide detailed weekly leasing reports to the Property Manager.
- Assist with rent collection and resident communication as needed.
- Support the management team with general office tasks and resident relations.
Qualifications
- 1+ year of leasing or property management experience required (LIHTC experience strongly preferred).
- Knowledge of LIHTC regulations, eligibility requirements, and certification processes.
- Strong customer service and interpersonal communication skills.
- Ability to prioritize tasks in a fast-paced office setting.
- Proficiency with property management software (e.g., Yardi, RealPage, Entrata).
- Must be detail oriented, organized, and able to maintain confidential information.
- High school diploma required; additional education or certifications preferred.
Preferred Skills
- Bilingual (English/Spanish) a plus.
- Maryland rental housing experience.
- Previous experience in a mixed-income or high-volume leasing environment.
Work Environment
- Busy office atmosphere with frequent resident interaction.
- Occasional evening or weekend hours for tours, events, or deadlines.
