Apartment Maintenance Technician – HVAC & Appliance Repair
Pay: $20-22 per hour
Job Type: Full-time, Temp-to-Hire
Location: Gainesville, FL
An established student-housing community in Gainesville is seeking an experienced Apartment Maintenance Technician. The property is looking for a highly capable technician with strong HVAC and appliance-repair skills—not an entry-level helper.
This position is ideal for a multifamily maintenance professional who can diagnose problems, complete quality repairs and interact professionally with residents. EPA and CPO certifications are preferred.
Responsibilities:

Diagnose and repair HVAC systems

Troubleshoot and repair household appliances

Complete plumbing, electrical and general maintenance repairs

Perform drywall, painting, carpentry and door repairs
-
Respond to resident service requests efficiently and professionally
-
Assist with apartment inspections, make-readies and unit turns
-
Identify repair needs and communicate required materials or follow-up work
-
Maintain clean, safe and organized work areas
-
Support the property during high-volume student-housing turnover periods
Qualifications:
-
Previous apartment, multifamily or student-housing maintenance experience preferred

Strong HVAC troubleshooting and repair experience

Strong appliance diagnostic and repair skills

Working knowledge of plumbing, electrical and general building maintenance

EPA certification preferred

CPO certification preferred

Ability to prioritize work and complete repairs independently

Professional communication and customer-service skills

Physically able to perform hands-on maintenance work

Dependable transportation and attendance

Willing to complete required pre-employment screening
Candidates should be prepared to discuss the specific HVAC systems and appliances they have independently diagnosed and repaired.
