Independent Living Facility is looking for an experienced and hands-on leader to become our next Facilities Director. The Facilities Director is tasked with overseeing facilities operations, managing facilities budgets, directing routine maintenance, responding to emergencies, managing risk, managing contractors, and conducting site inspections.
A not-for-profit independent living community for active seniors’ community consists of 318 living units, dining room and café, state-of-the-art fitness center, yoga studio, indoor pool, and so much more! It is situated on 60 beautifully landscaped acres at the base of the Blue Hills just minutes from Boston.
DUTIES AND RESPONSIBILITIES: (These duties are a general summary and not all inclusive.)
• Plan, develop, organize, implement, evaluate, and direct the staff and services of the Maintenance department including custodial technicians.
• Responsible for the development, talent planning and performance management of maintenance associates.
• Work with other departments to ensure that required maintenance and cleaning tasks are planned, scheduled, and executed with minimal disruption to residents and ongoing operations.
• Control, monitor, and direct the completion of work orders. Hands-on assistance or completion of work orders as required.
• Coordinate work to be completed on turnover of units with Marketing & Operations Director. Perform or supervise turnover tasks on a timely basis.
• Perform and/or supervise all minor construction and repair jobs
• Oversee capital projects.
• Develop and oversee a preventative maintenance program for all systems and equipment.
• Establish, plan, and coordinate disaster preparedness program.
• Care and maintenance of vehicles.
REQUIREMENTS:
• A valid driver’s license is required.
• Must always be on call in case of emergencies.
• Participate in on-call weekend rotation.
• Must be able to read blueprints to monitor the upkeep of electrical, HVAC, and other systems.
• Understands the occupational safety and health administration (OSHA) guidelines and other regulations.
• Experience with building inspections and dealing with regulatory agencies.
• Knowledge of trades - (heating, ventilation, and air-conditioning (HVAC), plumbing, electrical).
• Excellent customer service skills, including desire and ability to work with senior population.
• Knowledge of Microsoft Word, Outlook and Experience with Software systems related to work orders.
PHYSICAL DEMANDS:
• Able to sit, stand, stoop, and walk most of the workday.
• Must be able to climb ladders and carry up to 60 lbs.
• Must be able to withstand varying working conditions, close quarters, indoors, outdoors, etc.
Work Location: On-site campus location.
Experience required: 5+ years in a similar role.
Starting salary: $110k - $120k annually
