Job Full Description
Our client has been serving the Central Oregon community for over 25 years and is looking to add a Project Manager to their team!
What You Get to Do!
The Project Manager (PM) will be responsible for overseeing all aspects of assigned projects — scheduling, resource allocation, budgeting, subcontractor coordination, quality control, safety compliance, client communication, and problem solving. The PM ensures projects are delivered on time, within budget, and to client expectations, while upholding company standards and safety protocols.
The ideal candidate has experience in heavy civil, land development, or infrastructure work, is proactive, highly organized, and communicates effectively with teams, clients, and stakeholders.
Project Planning & Preconstruction
• Review project plans, specifications, and site conditions; identify risks and mitigation strategies
• Develop detailed project schedules, milestones, and phasing plans
• Prepare cost estimates, budgets, cash flows, and work breakdown structures
• Assist with bid packages, subcontractor selection, vendor procurement, and contract negotiations
• Coordinate permitting, environmental, geotechnical, and utility interface tasks
Execution & Construction Oversight
• Lead day-to-day project operations and construction activities
• Monitor progress vs schedule and budget; identify deviations and implement corrective actions
• Coordinate subcontractors, material deliveries, equipment logistics, site setup, and sequencing
• Ensure quality control, inspections, and compliance with engineering specifications
• Enforce and promote safety, site safety plans, and OSHA / local regulations
• Interface with clients, architects, engineers, municipalities, and third party stakeholders
• Review and approve change orders, field directives, and RFIs (Requests for Information)
• Maintain project documentation: daily logs, meeting minutes, progress reports, cost tracking
Financial Management & Reporting
• Track project costs, labor, materials, subcontracts, and overhead
• Prepare regular financial reports, forecasts, and variance analysis
• Manage billing, invoicing, and payment draws as per contract terms
• Support negotiations of claims, change orders, and dispute resolution
Stakeholder & Client Relations
• Serve as primary client contact on project issues, updates, and change requests
• Facilitate project meetings (kickoff, progress, coordination, issue resolution)
• Provide clear, timely communication to internal teams, field crews, and external parties
• Maintain high customer satisfaction and professionalism
Project Closeout
• Ensure punch list items are completed, final inspections passed, and as built documentation delivered
• Oversee demobilization, site cleanup, warranty handoffs, and final billing
• Conduct lessons learned and post project reviews; document best practices and improvements
What You Will Bring…
• Minimum 5–7 years of project management experience in heavy civil, land development, infrastructure, or earthwork sectors
• Proven track record of delivering projects on time and within budget
• Experience working with HCSS software
• Strong knowledge of construction methods, earth movement, grading, utilities, drainage, utility coordination, and infrastructure
• Experience with scheduling software (MS Project, Primavera, or equivalent)
• Proficiency with construction contract documents, change order management, and financial reporting
• Excellent leadership, communication, negotiation, and interpersonal skills
• Strong analytical, problem-solving, and decision-making abilities
• Commitment to safety culture and compliance
Preferred / Plus:
• Bachelor’s degree in Civil Engineering, Construction Management, or related field (or equivalent experience) a plus
• Local knowledge of Central Oregon permitting, agencies, soils, climate, and contractor network
• Experience with municipal or public works projects
• Experience managing multiple concurrent projects
