Express on Elm Hill Pike is looking for a leasing agent.

 

POSITION SUMMARY:

 

Supports the Property Manager with completion of day-to-day activities at property location(s) in the Company’s best interest to ensure the property is rented to the fullest capacity in accordance with the Company Operations Guide and Policies and Procedures Manuals.  Responsibilities include but are not limited to: preparing to show units each morning, answering the phones and questions pertaining to our property and rental units, showing units, completing leasing paperwork, posting notices, entering resident information into the system. All employees at the property are responsible for maintaining the safe and clean appearance of our property, grounds, units, swimming pool and laundry facilities. 

 

ESSENTIAL FUNCTIONS:

 

  • Open, refresh, walk through, and close all market ready units daily, noting and communicating any maintenance needs.
  • Meet with potential tenants and provide guided tours of available units, amenities and pricing.
  • Prepare and ensure all leases and corresponding paperwork are completed, have appropriate signatures and are uploaded and entered into the system accurately and on a timely basis.
  • Run credit verifications, track all prospective tenants and follow up on all leads.
  • Maintain accurate records of all community transactions and submit on timely basis, such as, delinquency reports, pre and post-inspections and all other move-in/move-out documents, etc.
  • Properly maintain and store resident files.
  • Collect rents, late fees and other charges, insuring they are completed properly by resident, posted, scanned and deposited on the same day received.
  • Generate and process necessary legal documents in accordance with State and Company guidelines.
  • Respond to emergencies appropriately, in accordance with company policy and procedures, i.e., criminal activity, employee/resident injuries, fires, floods, etc.

 

 

  • Support maintenance staff at the direction of the Property and/or Maintenance Manager when requested.
  • Complete lease renewals in a timely manner, including pre-lease renewal inspections.
  • Attend weekly/daily office staff meetings.
  • Timely attend to resident concerns and requests to ensure resident satisfaction.
  • Consistently enforce the company policies and property rules and regulations.
  • Distribute company and/or community notices as necessary.
  • Represent the company in a professional manner at all the times.
  • Maintain the safe and clean appearance of our property, grounds, units, and common areas including, walkways, pool and laundry facilities. This may require picking up litter, wiping down surfaces, vacuuming, sweeping and notifying the appropriate person of any repairs needed.
  • Ensure that all work orders are recorded and communicated appropriately to maintenance.
  • Other duties as requested by Management.

 

KNOWLEDGE, SKILLS and ABILITIES:

 

  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Competence in personal computer skills, math, Microsoft Office Suite including Word, Excel, and Outlook as well as community software applications.
  • Must be able to work weekends.
  • Present self in a neat, clean and professional manner at all times throughout the workday and/or whenever present at the community.
  • Must possess a positive attitude and the ability to smile under all circumstances when attending to our customers.
  • Ability to work independently and complete daily activities according to work schedule.
  • Ability to communicate professionally, verbally and in writing.
  • Ability to understand, follow and transmit written and oral instructions.
  • Ability to meet attendance schedule with dependability and consistency.
  • This property uses golf carts to transport people and materials.  In addition, employees may be required to use their personal vehicle for business use, therefore, employees must provide and maintain a valid and appropriate state driver’s license, as well as, vehicle registration and auto insurance.

 

EDUCATION, TRAINING AND EXPERIENCE:

 

  • A combination of education and experience demonstrating the ability to perform the work.

Shift is M-F 8a-5p. Pay is between $19 - $23 DOE
