Job Description: Maintenance Technician

The Maintenance Technician position is located in Austin, TX, and is responsible for the general upkeep and orderliness of assigned properties. This role involves overseeing maintenance systems to ensure optimal operations and high levels of client/tenant satisfaction, in accordance with departmental protocols.
Maintenance Technician Responsibilities:
- Complete work orders related to the physical maintenance and repairs of assigned buildings using work order software programs.
- Implement routine physical improvements across the property.
- Respond promptly to emergencies in accordance with departmental protocol.
- Assist supervisors in establishing and maintaining accurate inventories and logs of all equipment, tools, and supplies.
- Collaborate with supervisors to implement a comprehensive preventative maintenance plan and maintain all related records and logs.
- Contribute to controlling expenses associated with building operations.
- Communicate effectively with appropriate individuals regarding building status and any changes.
- Adhere to all safety standards, policies, procedures, codes of conduct, and best practices.
- Act in a professional and courteous manner at all times with tenants, hospital clients, co-workers, vendors, and patients.
- Utilize materials, supplies, tools, and other company property in a safe and productive manner.
- Perform other duties and special projects as assigned.
Maintenance Technician Requirements:
- 2+ years of related work experience and technical training.
- High school graduate or GED required; technical school training in maintenance-related courses is preferred.
- HVAC experience required; HVAC or EPA certification preferred.
- Ability to understand and interpret design documents, manufacturer’s specifications, and written operational procedures.
- Excellent interpersonal skills to ensure teamwork and positive client/tenant/co-worker relations.
- Ability to take and follow directions and instructions effectively.
- Must be safety-conscious.
- Ability to organize and prioritize tasks to ensure accuracy and timely completion.
- Basic aptitude for mathematics.
- 24-hour availability for emergencies and participation in an on-call rotation.
- Capable of extensive walking, climbing stairs and ladders, and lifting/carrying a minimum of 50 pounds by applying proper body mechanics.
- Willingness to work overtime on special projects as required.
- Must have a valid driver’s license and reliable transportation.
- Basic computer skills and the ability to learn new job-related software.
- Have a working knowledge of tools and their proper use.
- CFC Handling Certification is preferred.
