Job Title: Chief Engineer

Location: Austin, TX

About the Role: We are seeking a highly experienced and skilled Chief Engineer to lead the full maintenance operations for a portfolio of 12 medical office buildings. This pivotal role is responsible for ensuring the optimal functionality and appearance of our properties through expert general repairs, comprehensive preventive maintenance, and a deep understanding of complex building systems. The Chief Engineer will drive tenant and client satisfaction by overseeing all aspects of building maintenance, including HVAC, utility efficiency, lighting, and critical fire/life safety systems. This position also manages departmental policies, procedures, and standards, encompassing budgeting, contract oversight, and strategic capital expenditure recommendations.

Key Responsibilities:

  • Maintenance Operations Leadership:
    • Collaborate with the General Manager to design, implement, and manage a computerized scheduled maintenance program.
    • Oversee and manage the schedule of routine repairs, special projects, and preventive maintenance on all building equipment using work order software.
    • Audit tenant calls and service tickets, assign work orders, and monitor response times to ensure efficiency.
    • Perform necessary repairs or adjustments in response to tenant requests.
    • Conduct routine inspections of buildings and common areas to proactively identify maintenance needs.
    • Ensure all work order documentation is completed accurately and in accordance with departmental protocols.
    • Maintain detailed engineering logs and complete required reports, including reviewing and updating MSDS logs.
    • Establish and maintain a comprehensive inventory of tools and equipment.
    • Guarantee all mechanical rooms, storage areas, and shop areas are kept clean, organized, and safe.

 

  • Financial & Vendor Management:

    • Monitor and manage service contracts with various vendors and outside contractors.
    • Assist in the development of annual maintenance budgets and monitor adherence to financial targets.
    • Requisition supplies, materials, and vendor work, securing necessary approvals.
  • Compliance & Strategic Initiatives:

    • Respond to emergencies swiftly and effectively, following departmental protocols.
    • Assist with the implementation of ongoing company initiatives (e.g., Energy Star, LEED certifications).
    • Adhere strictly to all safety standards, policies, procedures, and codes of conduct.
  • Additional Duties:

    • Perform other duties and special projects as assigned, contributing to overall operational success.

Qualifications:

  • Education & Experience:

    • Minimum of a high school diploma or GED required.
    • 8+ years of related work experience and technical training, with a preference for office building experience.
    • Successful completion of a two-year college/technical school program preferred.
    • CFC handling certification preferred.
    • Demonstrated experience in supervising a comparably sized engineering staff.
  • Technical Skills:

    • Ability to understand and interpret design documents, manufacturer specifications, and written operational procedures.
    • Proficiency in creating RFPs, soliciting bids, reviewing proposals, and making informed recommendations for building projects.
    • Ability to read and understand blueprints; CAD experience preferred.
    • Demonstrated experience in overseeing energy savings efforts and initiatives.
    • Proficient in Microsoft Word, Excel, and relevant work order programs.
    • Working knowledge of tools and their proper use.
  • Soft Skills & Other Requirements:

    • Strong communication and interpersonal skills to foster teamwork and positive client/tenant relations.
    • Exceptional organizational skills and the ability to prioritize tasks for accuracy and timely completion.
    • Basic aptitude for mathematics and ability to assist in maintenance budget preparation.
    • Ability to lift and move 50-pound objects using proper body mechanics.
    • Must have a valid driver’s license and reliable transportation for travel between properties.
    • Must be available to work outside of normal business hours for special projects and emergencies, including on-call rotation.
