High Rise Condo Maintenance Technician
Job Summary:
We are seeking a skilled and reliable Maintenance Technician to maintain and enhance the functionality and appearance of a High riset condominium. The ideal candidate will have experience with commercial building maintenance and a strong understanding of general building systems. Knowledge of drywall repair, painting, HVAC, carpentry, plumbing and other building systems is desirable. The role requires a proactive, detail-oriented individual who can work independently and respond to building needs efficiently while ensuring compliance with safety and property standards.
Key Responsibilities:
- Perform routine maintenance and repairs on common areas, and building systems as needed.
- Inspect and maintain commercial building systems, including electrical, lighting, and mechanical components, to ensure optimal operation.
- Respond promptly to maintenance requests from property management, diagnosing and resolving issues efficiently.
- Conduct preventative maintenance tasks to minimize system failures and prolong the life of building equipment.
- Maintain exterior grounds, including walkways, parking areas, and landscaping, to ensure safety and curb appeal.
- Assist with minor repairs in drywall, painting, carpentry, plumbing, HVAC or electrical systems when applicable, or coordinate with licensed contractors for specialized repairs.
- Monitor and maintain inventory of maintenance supplies and tools, reporting needs to property management.
- Ensure compliance with all local, state, and federal regulations, including safety and building codes.
- Document all maintenance activities, including work orders, inspections, and repairs, in a clear and organized manner.
- Provide excellent customer service to residents, addressing concerns professionally and courteously.
- Be available for on-call emergency maintenance requests as needed.
Qualifications:
- Proven experience in maintenance for commercial buildings, preferably in multi-unit residential properties.
- Strong knowledge of commercial building systems and operations.
- Ability to troubleshoot and preform general repairs with minimal supervision.
- Excellent problem-solving skills and attention to detail.
- Strong communication and interpersonal skills for interacting with residents and management.
- Valid driver's license and reliable transportation
- Ability to lift up to 50 lbs and preform physical tasks, including climbing ladders and working in various weather conditions.
Preferred:
- Knowledge or experience in drywall repair, painting, HVAC, carpentry, plumbing or electrical systems.
- Certification or training in building maintenance, HVAC, or related fields.
- Familiarity with Florida building codes and condominium regulations.
- Experience using property management software or work order systems.
Working Conditions:
- Full-time position with a standard schedule. Monday - Friday 8am - 5pm
Work is performed both indoors and outdoors, with exposure to Florida's climate conditions.
- On-call availability for urgent maintenance issues may be required.

Duties

Experience
- Familiarity with residential painting techniques is preferred but not mandatory.
- Proficiency in reading schematics and technical manuals is essential.
- Strong problem-solving skills with the ability to work independently or as part of a team.
- Previous experience is a plus, showcasing leadership capabilities within a maintenance context.
