Maintenance Technician
1. Purpose
The purpose of this Job Description is to outline the responsibilities, procedures, and standards for the Maintenance Technician. This role ensures all facilities, grounds, equipment, vehicles, and tools are properly maintained, repaired, and organized to support safe, efficient, and professional operations.
2. Scope
This applies to all Maintenance Technicians responsible for the upkeep of facilities, grounds, vehicles, forklifts, machinery, and associated equipment.
3. Responsibilities
The Maintenance Technician is responsible for: - Performing all facilities and grounds maintenance - Maintaining, inspecting, and repairing all company vehicles and forklifts - Installing new equipment and machinery - Conducting repairs on all equipment, including breakdowns - Keeping detailed records of all maintenance, repairs, and installations - Maintaining a clean, organized, and safe maintenance shop - Managing tools and equipment properly - Scheduling any service performed by outside vendors - Submitting part and tool purchase requests for approval - Performing general repair and maintenance including plumbing, electrical, construction, painting, and finishing work - Following all required safety protocols, including PPE, harnesses, and lockout/tagout procedures
4. Safety & Personal Protective Equipment (PPE)
Wear appropriate PPE for all tasks, including gloves, safety glasses, steel-toe shoes, hard hats, hearing protection, and respirators as needed
Use safety harnesses and fall protection when working on aerial lifts, scaffolding, or elevated equipment
Place caution cones and barriers around work areas to protect personnel and equipment
Follow Lockout/Tagout procedures for all equipment maintenance to prevent accidental startup
Ensure confined space entry is conducted in accordance with company and OSHA standards, including permits and monitoring
5. Daily & Routine Maintenance Activities
Inspect and maintain all company vehicles, forklifts, and equipment
Perform routine facility and grounds checks, addressing minor issues immediately
Conduct required safety and compliance checks, including:
Weekly testing of the fire pump and documenting results
Monthly inspection of fire extinguishers, ensuring they are charged, accessible, and properly tagged
Manage proper recycling and disposal of oils, fluids, and other regulated materials in accordance with environmental regulations
Keep maintenance shop clean and organized, including:
Tools put away at the end of the shift
No clutter on work surfaces or floors
Update records of completed maintenance, repairs, inspections, and compliance checks
Submit any urgent maintenance requests or needed parts to the GM or CEO immediately

6. Vehicle and Equipment Maintenance
Conduct scheduled preventive maintenance on all vehicles and forklifts
Track and document mileage, hours, and condition of each vehicle and machine
Repair or coordinate repair of breakdowns promptly to minimize downtime
Maintain detailed records including:
Work performed
Parts used
Date and time of service
Responsible technician
Ensure all vehicles and machines are safe and fully operational before use
7. Facilities and Grounds Maintenance
Perform general upkeep of all buildings and grounds, including:
Landscaping, mowing, and trimming
Cleaning and minor repairs of building structures
Painting, finishing, and touch-ups as needed
Inspect plumbing, electrical systems, HVAC, and other critical building systems and perform repairs or notify management
Ensure the grounds are free of hazards and visually presentable
8. Installation of New Equipment
Install new machinery or equipment per manufacturer specifications
Verify proper function and safety compliance after installation
Train operators if needed on proper use
Record installation details including model, serial number, and any modifications
9. Vendor Coordination
Schedule and coordinate any service performed by outside vendors
Ensure vendors comply with safety and operational standards
Communicate clearly with management regarding service schedules and status
Maintain records of all vendor work, including invoices, service details, and completion dates
Ensure all oils, fluids, and regulated waste removed by vendors are properly documented
10. Part, Tool, & Purchase Documentation
Maintain an organized tool and equipment inventory
Return all tools and equipment to their designated storage at the end of each shift
Avoid clutter and unsafe storage practices
Submit requests for new parts or tools to the GM or CEO for approval before purchase
Turn in all receipts for approved purchases promptly for accounting and record-keeping purposes
11. Record Keeping & Documentation
Keep accurate and detailed records for all maintenance, repair, installation, and vendor activities
Documentation must include:
Date and time of work
Work performed and by whom
Parts used
Equipment or vehicle involved
Any follow-up actions required
Records should be accessible to management and maintained in the company-approved system
12. Professional Conduct & Standards
Maintain a professional and safe work environment
Follow all safety policies and OSHA regulations
Use company resources responsibly
Communicate clearly with management regarding maintenance priorities and issues
Avoid overpromising repair timelines or committing to work without proper approval
13. Continuous Improvement
Participate in training, meetings, and improvement initiatives
Suggest process improvements to increase efficiency, safety, and equipment longevity
Stay updated on new maintenance techniques, tools, and safety standards
