Maintenance Technician / Maintenance Coordinator

Immediate Growth Opportunity into Maintenance Manager | Active Senior Living Community

Pay Range: $24.00 - $30.00 per hour (based on experience and qualifications)

Schedule: Monday-Friday, 9:00 AM-5:00 PM, plus on-call evenings and weekends as needed

Start Date: Immediate opening. Qualified candidates can start as soon as next week on a trial/probationary basis, with the opportunity to transition into a long-term position and advance into a Maintenance Manager or supervisory role.


About the Opportunity

We are seeking a highly motivated Maintenance Technician/Coordinator to oversee and coordinate maintenance operations for a thriving 200-unit active senior living apartment community.

This is an exceptional opportunity for someone looking to grow into management. In the short term, you will perform basic repairs and routine maintenance while taking ownership of maintenance workflow, work order management, vendor coordination, resident communication, and property maintenance planning. As you demonstrate success, you will have the opportunity to build and lead a maintenance team and transition into a leadership position.

Position Summary

The most important responsibility of this role is managing and coordinating all maintenance activities throughout the community. You will be responsible for overseeing maintenance workflow, prioritizing and tracking work orders, coordinating vendors and contractors, ensuring timely completion of repairs, and working closely and collaboratively with the Property Manager to maintain a safe, attractive, and well-operated property.

Initially, you will also be responsible for handling the community's on-call maintenance phone and responding quickly, professionally, and empathetically to resident maintenance concerns.


Key Responsibilities

Maintenance Operations

  • Manage, prioritize, assign, and track all maintenance work orders.
  • Ensure timely completion of resident service requests.
  • Perform basic repairs and lower-level maintenance tasks as needed, including:
    • Minor plumbing repairs
    • Basic electrical troubleshooting
    • HVAC troubleshooting and routine maintenance
    • Appliance repairs
    • Carpentry and handyman projects
    • Preventive maintenance activities
  • Conduct routine property inspections to identify maintenance and safety concerns.
  • Assist with apartment turns and unit preparation.

Vendor & Project Coordination

  • Identify qualified vendors, contractors, and service providers.
  • Obtain and review quotes for repairs, maintenance, and capital improvement projects.
  • Recommend cost-effective solutions to maintenance issues.
  • Coordinate vendor schedules and oversee project completion.
  • Ensure contractors deliver quality work in a timely manner.
  • Build and maintain strong vendor relationships.

Resident Relations

  • Serve as a primary point of contact for resident maintenance concerns.
  • Respond promptly and professionally to maintenance requests.
  • Communicate repair timelines and project updates.
  • Demonstrate empathy, professionalism, and excellent customer service in all resident interactions.
  • Contribute to a positive living experience for residents within an active senior living community.

Leadership & Administration

  • Work closely and collaboratively with the Property Manager to prioritize maintenance needs and improve property operations.
  • Maintain accurate work order, vendor, and maintenance records.
  • Assist with maintenance budgeting and planning.
  • Help develop efficient maintenance procedures and workflows.
  • Manage the on-call maintenance phone and respond appropriately to after-hours emergencies.

Future Growth & Leadership

  • Recruit, train, supervise, and mentor future maintenance technicians, porters, and support staff.
  • Delegate assignments and manage team performance.
  • Develop operational efficiencies and maintenance standards.
  • Transition into a Maintenance Manager or supervisory role as the department grows.

Qualifications

  • 3+ years of experience in maintenance, facilities, apartment maintenance, construction, or a related field preferred.
  • Strong organizational and time-management skills.
  • Ability to manage multiple priorities simultaneously.
  • Excellent communication and customer service abilities.
  • Ability to work independently while collaborating effectively with management, residents, vendors, and contractors.
  • Experience coordinating vendors or contractors is preferred.
  • Familiarity with work order systems and property management software is a plus.
  • Valid driver's license and reliable transportation.
