Job Summary
We are seeking an experienced Lead Engineering/Maintenance Technician to oversee daily maintenance operations within our apartment community. This role combines hands-on technical work with leadership responsibilities, ensuring high standards of safety, efficiency, and resident satisfaction. The Lead Technician serves as a point of contact for maintenance staff and supports management in coordinating maintenance activities.
Key Responsibilities
- Perform and oversee maintenance and repairs including plumbing, electrical, HVAC, carpentry, drywall, painting, and appliance repair
- Lead, train, and support maintenance technicians and porters as assigned
- Prioritize and assign work orders; ensure timely completion and quality standards
- Troubleshoot complex maintenance issues in residential units and common areas
- Prepare units for move-ins and turnovers, ensuring deadlines are met
- Conduct and document preventive maintenance programs
- Respond to and coordinate emergency maintenance situations, including on-call rotations
- Ensure compliance with safety standards, building codes, and company policies
- Maintain accurate records, maintenance logs, and inventory
- Coordinate with vendors and contractors and monitor work quality
Qualifications
- High school diploma or GED required; technical or trade school preferred
- 3+ years of apartment, residential, or commercial maintenance experience
- Previous lead, supervisory, or mentoring experience preferred
- Strong working knowledge of HVAC, plumbing, electrical, and building systems
- Ability to read technical manuals, blueprints, and work orders
- Proven leadership, troubleshooting, and organizational skills
- Strong customer service and communication abilities
Requirements
- Valid driver’s license and reliable transportation
- EPA Universal Certification (preferred or required based on property needs)
- Ability to pass background check and drug screening
- Ability to lift up to 50 lbs and perform physical tasks
Schedule & Compensation
- Pay Rate: $25.00 per hour
- Full-time position with potential on-call rotation
