Multi-Family Maintenance Technician

Position Summary
The Maintenance Technician is responsible for maintaining the overall appearance, cleanliness, and functionality of the apartment community. This role focuses primarily on grounds maintenance, upkeep of common areas, and preparing vacant units for new residents through efficient and high-quality unit turnovers. The ideal candidate is dependable, detail-oriented, customer service focused, and able to work independently while maintaining community standards.
Essential Duties
Grounds Maintenance
- Maintain the cleanliness and appearance of the property grounds on a daily basis.
- Pick up litter, remove debris, and ensure curb appeal standards are met.
- Assist with landscaping activities including trimming, weeding, mulching, watering, and seasonal plant care.
- Monitor and maintain parking lots, sidewalks, breezeways, dumpster areas, and other exterior spaces.
- Perform routine inspections of grounds and report any safety hazards or maintenance concerns.
Common Area Maintenance
- Clean and maintain leasing office, clubhouse, fitness center, pool area, hallways, stairwells, and other community amenities.
- Replace light bulbs and perform minor repairs in common areas as needed.
- Ensure all community facilities are clean, safe, and presentable for residents and guests.
- Assist with preventive maintenance activities and property inspections.
- Report and address safety issues promptly.
Unit Turnovers
- Prepare vacant apartments for occupancy in accordance with company standards and turnover schedules.
- Complete punch-list items including minor plumbing, electrical, drywall, painting, and carpentry repairs.
- Remove trash and abandoned items from vacated units.
- Replace fixtures, hardware, blinds, filters, and other components as needed.
- Conduct final inspections to ensure apartments are rent-ready by required deadlines.
- Coordinate with vendors and contractors when necessary to ensure timely completion of turnover work.
General Maintenance
- Respond to routine maintenance requests as assigned.
- Perform minor repairs involving plumbing, electrical, HVAC, appliances, painting, and carpentry.
- Maintain tools, equipment, and maintenance storage areas in an organized and safe condition.
- Follow all company policies, safety procedures, and OSHA guidelines.
- Participate in the on-call schedule as required.
Qualifications
- High school diploma or GED preferred.
- Valid Driver’s License
- Previous apartment maintenance, facilities maintenance, or related experience preferred.
- Basic knowledge of plumbing, electrical, painting, drywall, appliance repair, and general maintenance.
- Ability to use hand and power tools safely and effectively.
- Strong attention to detail and time-management skills.
- Ability to work independently and as part of a team.
Physical Requirements
- Ability to lift up to 50 pounds regularly.
- Frequent walking, standing, bending, climbing, stooping, and kneeling.
- Ability to work indoors and outdoors in various weather conditions.
