POSITION EXPECTATIONS
Express Employment Professionals is searching for a Property Manager Support for a local property management compnay. Individuals are expected to work independently to ensure the following daily duties and responsibilities are completed.
- Maintain business office in a professional, organized manner.
- Communicate with applicants and tenants as needed. Be proactive in communicating status updates and resolutions. Return all calls within 24-hours.
- Dispatch work orders. Conduct necessary tenant and owner follow-up.
- Answer phones and return messages promptly.
- Process applications in a timely manner. Input data into Appfolio and maintain.
- File inspection reports and other documentation.
- Prepare applicant and tenant correspondence.
- Maintain data base information
- Assist in the management of residential units, including single family residences, multi-plexes and large apartment complexes:
- Perform Property Inspections: Rental rate, 90 Day, Annual, As Needed, Move-Out, Following major vendor work
- Post notices including FEDs and 72-hour Notices.
- Prepare paperwork and appear for court hearings or mediation
- Attend staff meetings on a regular basis.
- Ensure that all persons entering the office are acknowledged immediately in a positive, welcoming manner. Make eye contact and smile at a minimum. Answer customer questions to the best of your ability in a friendly, professional manner.
- Accept applications and review for completeness and required documentation
- Ensure phones are answered as soon as possible in a friendly tone of voice. Goal is three rings or less. Answer questions expediently or transfer as appropriate.
- Process 30-day notices
- Communicate with Tenants as directed by Manager
- Dispatch work orders as directed
- Process and/or review applications in a timely manner.
- Review rental contracts and assist with the preparation of New Tenant Packets
- Prepare tenant correspondence as requested.
- Maintain data base information:
- File inspection reports and other documentation.
- On-call property manager when assigned.
ACTIONS NECESSARY TO PRODUCE EXPECTED RESULTS
- Develop the ability to communicate effectively with property owners, tenants, vendors, and staff members.
- Have the ability to speak candidly with tenants regarding their account
- Negotiate maintenance contracts and understand the contents
- Be able to organize and manage priorities.
REQUIRED EXPERIENCE
- Professional Office experience
- Strong customer-service background
- General knowledge or ability to learn ORLTA
- Must be detail oriented and able to follow directions thoroughly.
- Must be able to handle multiple and changing priorities.
- Ability to work with Microsoft Word, Excel, and a general knowledge of computers.
- Must have a sense of urgency and strong follow-through.
