We are partnering with a local retirement community to help them find a proactive and skilled professional who can drive success from day one. Pay Rate: $21-25/hr.

Benefits:

  • 401K with a 4% company match
  • Leasing Bonus: 60% goes to the primary leasing agent, and the remaining 40% is distributed among other staff. Additionally, quarterly bonuses are awarded based on occupancy rates.

Work Schedule:

  • Monday - Friday, 8:00 - 4:30 PM
  • Some nights and weekends as needed
  • Special events or unusual circumstances may require additional on-site presence outside of business hours

Key Responsibilities:

  • Oversee all property operations: Lead and direct marketing, leasing, maintenance, and office initiatives. Conduct weekly individual meetings with department heads and maintains notes of discussion topics. 
  • Manage and develop staff: Supervise and guide a team, including an Assistant Property Manager, Maintenance Director, and Maintenance Technician, ensuring adherence to company standards and high performance. This includes coaching staff, holding them accountable, and participating in hiring and termination processes. 
  • Handle resident administration: Review rental applications and lease agreements for accuracy and compliance. Effectively resolve resident complaints and manage move-ins and move-outs. 
  • Financial oversight: Prepare and manage the annual budget, monitor performance, and oversee rent collection, expense management, and financial reporting. Work to maximize Net Operating Income (NOI) and identify new revenue streams.
  • Payroll coordination: Submit timely payroll information to Corporate/Human Resources.
  • Property maintenance: Evaluate and approve decisions for physical repair, replacement, and/or improvements consistent with capital improvement plan. Select and monitor third-party vendors.

Experience Required:

  • Must have knowledge of property law, leasing and marketing
  • A minimum of 3 years of managerial experience supervising three or more subordinates.
  • Experience with senior housing or experience with luxury property is highly preferred

  • Must be friendly, outgoing and approach every situation with stellar customer service
  • Must have the ability to focus, take direction, and maintain a professional demeanor at all times

Skills Required:

  • Strong organizational, management and teamwork skills
  • Great administrative skills (Microsoft office)
  • Ability to handle finances and work within a budget, knowledge

Education Requirements:

  • Bachelor's degree
